depending on site access and requirements.
No Planning Approval Needed Under 70sqm! – Thanks to recent government
changes, granny flats under 70sqm no longer need planning approval. However, a
building permit is still required, and we handle the entire process to make it simple and
stress-free.
Unlike standard granny flats that feel like a fridge in winter and an oven in summer,
our Ecopods are built for superior insulation and energy efficiency. With double glazing,
Pro Clima wrapping, and airtight construction, you’ll enjoy a comfortable, stable indoor
temperature while saving on energy bills.

Before adding an Ecopod or granny flat, there are a few things to check—but don’t worry,
we handle it all for you!
✅ Site Access & Delivery – We’ll make sure your site is suitable for transport and
installation.
✅ Site Survey & Positioning – While no planning approval is needed for homes under
70sqm, your Ecopod still needs the right placement to meet setback rules.
✅ Soil & Foundation Check – A soil test helps determine the best footing system for
stability.
✅ Wind & Bushfire Rating – Some areas need a wind classification or bushfire risk
assessment—we’ll sort this out if needed.
✅ Energy Efficiency & Services – Our homes are designed for comfort and energy
savings, but council requires an Energy Certification. We also check if you need mains
connections or a septic system.
✅ Building Permit – Even though planning approval isn’t required under 70sqm, a building
permit is still needed, and we take care of the whole process for you.

There are a few additional costs to consider based on your site requirements. The good
news? We handle the entire process for you, so there are no surprises!
✅ Bushfire Upgrades – If your site is in a bushfire-prone area, upgrades may be needed
to bring your building to the necessary BAL rating.
✅ Site Preparation & Access – Your site needs to be clear and level for installation. If
there are trees or obstacles in the way, they may need to be removed. We’ll assess your site
and let you know what’s needed.
✅ Service Connections – Your Ecopod is built fully wired and plumbed, ready for
connection. Depending on your area, you may need a qualified electrician, plumber, or
septic system installation. We’ll organise this for you.
✅ Crane Hire (If Needed) – Some sites with limited access may require a crane to lift and
position the Ecopod. We’ll check this in advance and arrange everything if needed.
✅ Landscaping & Driveways – If you plan to add fencing, paths, or driveways, allow for
additional costs.
✅ Transport & Installation – Costs vary depending on your location, but we’ll provide a full
breakdown upfront so you know exactly what to expect.

ANDREW KEARNS
Andy is the Director and Registered Builder for Perway Construction Services. He commenced his career in the construction industry almost 20 years ago as a Carpenter. He offers clients his specialized advice and knowledge on their project, what’s best for their long term return on investment and how to achieve their home renovation dreams. He leads his team of tradespeople to complete successful, quality home renovations.
LOUISE KEARNS
Louise is Andy’s wife and one of the first points of contact with Perway Construction Services. She is the business General Manager and is highly qualified in business and in the construction industry. She is warm and friendly and will provide guidance and answer any questions for you about your renovation journey.
Together they work in getting to know their clients, understanding their needs and building a strong relationship with them.
Andrew leads his team of tradespeople to complete successful home renovations and commercial fit outs via his knowledge and experience of the construction industry. He ensures all standards are complied with, and conducts monthly toolbox meetings and safety briefings.
